Once your order is received, the countdown to closing begins! Timing is critical to making sure all the elements for a successful closing are in place.

Our licensed staff begins by ordering a complete title search of the property. We carefully research every known recorded document regarding current and prior ownership of the property being purchased or transferred to determine the current status of the title.

This search consists of examination of all public records, property tax records, legal descriptions, liens, and claims. The search may cover such relevant documents as deeds, mortgages, wills, judgments, divorce decrees, and assessments relative to the property in question. Even after such an extensive search sometimes title flaws may go undetected. 'why buy title insurance'

These records are then examined by experienced title officers to determine their effect on the current status of ownership. This process of risk elimination is followed to determine the insurable interest and what visible title defects will have to be cleared before title is transferred.

We stand steadfast in assisting you and the lender with resolving any pending title issues or problems which could effect and delay closing.

Once this has been completed a title report is issued by the agent to your lender.
